Mobile Home Insurance - with or without
land
Mobile
homeowner’s insurance policies are a highly specialized
insurance product very much the same as financing for Mobile
Homes is a highly specialized field. Mobile homes are different
than standard stick built homes, and are vulnerable to a
different set of risks and problems due to construction and
mobile home park set-ups. In addition, to these differences, if
your home is located in a park it may depreciate in value,
rather than appreciate. These issues create the need for very
specialized coverage. Unfortunately, many insurance companies
clump mobile homes in the same category as stick built homes,
and do their clients a disservice by not addressing these
differences and needs in their policies. For the most part you
would never know the difference, unless something happened and
you needed to make a claim. If the coverage you had was not
specifically designed for manufactured housing you could be in
for a disappointing experience. Let our expert partners guide
you through these differences BEFORE you buy.

We have
partnered with an insurance agency that understands these issues
and can address them. When shopping for insurance you should
ensure that your policy has the option of the following
coverage:
-
Comprehensive coverage for mobile home itself
– The word “comprehensive” can be misleading as the definition
can vary from company to company. Coverage for things like
fire, vandalism, explosion, etc. is probably covered, but make
sure that your company includes the “tricky” coverage that is
important to you in your area. This may or may not include
coverage for earthquake, flood, mold, wind, etc. Click here for your personalized quote.
-
Personal Property Coverage – The coverage you receive for personal property
is often a function of the value of your Mobile Home. Because
values of MH’s can be low compared to stick built homes in the
area many times people will not have enough coverage for their
personal property.

-
Adjacent Structure Coverage – Do you have a detached garage or shed? Again,
the amount of coverage may be a function of the value of your
mobile home, do you have enough coverage?

-
Replacement Cost or Agreed Value Settlement Options
– Obviously the replacement cost option is important and
protects you if your mobile home is a total loss. The
replacement cost coverage means that in the case of a total
loss your mobile home will be replaced “with like kind and
quality.” But the replacement cost option is not always
available, which is why the agreed value option is important.
Agreed value means that you and the insurance company decide
before hand what the value of the home is BEFORE a total loss.
This means that you know what you will get paid in the event
of a total loss. This is important because many policies are
settled on an Actual Cash Value option, meaning that you may
get less than what you insured your home for.

-
Replacement Cost for Partial Losses
– Because mobile homes can depreciate, this is important! For
example: How much does is cost to replace a roof that it
partially damaged on an actual cash basis? On a mobile home
that has depreciated in value, it could be nothing. Meaning
you might get nothing to replace your roof! However, with the
replacement cost for partial losses, you can get your roof
replaced with out having “actual cash value” in the way.

-
Replacement Cost for Personal Property
– Again our
enemy actual cash value. If your mobile home burns down, what
do you get for that 5 year old color TV? Probably nothing, and
you are out a TV. How do you get a new one? The smarter
coverage is Replacement cost for Personal Property.

Transporting a mobile home
– What if you
plan on moving your MH out of a park and onto a piece of land?
Or maybe you might just be moving to a new park? Or to a piece
of family land? Will your policy cover trip coverage or
builders risk? These are also important considerations that
are unique to this property type.

There are other
important coverage considerations like liability, medical
payments, debris removal, additional living expenses, hobby farm
and others. For more information ask your Insurance Agent. If
he/she is knowledgeable, they will probably know of a few more
important issues that you need to know about. If you want to let
